Lease Details

Rent is due on the 1st of the month and is late on the 4th of the month. You will begin receiving late fees on the 4th of the month. 

At Atlas Canyon Trails, you will be auto-enrolled in the Liability Program unless you provide and meet the requirements for personal Renter’s Insurance. The Liability Program is only $15 per month. The liability waiver program is not a renter’s insurance policy, and personal property will not be covered. If you choose to provide your own renter’s insurance, you must have at least $100,000 in personal liability coverage and upload your Declaration Page to the Foxen site for verification. 

Yes, early lease terminations are permitted with a fee equal to two months’ rent. 

We currently offer 12-, 13-, 14-, & 15-month leases.

Rent payments received after the due date are subject to a $75 late fee.

What is Included in Your Lease

No utilities are included; costs are based on usage and vary. Residents are required to setup electricity in their own name and we bill you for water, trash, and sewer charges. 

Our units are not furnished, giving you the freedom to make the space truly your own with your preferred décor and furnishings.

The Leasing Process

On our website, go to Apply Now and select your favorite floor plan.

Once the application is completed, the lease will be automatically generated for you to electronically sign.

The Application Fee is $50.00. Non-refundable. This fee applies to all units and layouts.

We are committed to fostering transparency with our residents and their families. Please refer to our Fees Sheet to reference all move-in fees. Each charge is thoughtfully allocated to actionable services designed to enhance your living experience.

Living at Atlas Canyon Trails

Rent will be paid through the Resident Portal. We accept e-check, credit/debit card, and MoneyGram. You can set up a one-time payment or monthly recurring payments. A processing fee will be applied based on the chosen form of payment. You may also provide a check, money order, or cashier’s check to the office.

 

No utilities are included; costs are based on usage and vary. Residents are required to set up electricity in their own name, and we bill you for water, trash, and sewer charges. 


  Valet trash receptacles are provided for every individual apartment's use. Valet trash service schedule is Sunday – Thursday. Please only place trash bags that have been securely closed in the valet trash receptacles. We will not collect loose trash - it must be in a bag. Please do not leave trash out overnight or on any days not listed above. A fine of $50.00 per bag will be charged if these policies are violated. Common trash receptacles/chutes are to be used for all other days that you need to dispose of your trash. Please break down any boxes before placing them in the receptacles/chutes. 


Service requests are performed during normal working hours on weekdays on a first-come, first-serve basis (except in cases of emergency). Any service requests should be reported to the office during business hours, or submit your request through the online resident portal at the community website. If the service request is an emergency and the office is closed, our answering service will direct your call to the appropriate person. To ensure the highest level of safety for our employees, air conditioning/heating problems cannot be repaired in the rain or after dark. 

Our after-hours team is here for your maintenance emergencies. 

Emergencies include:
1.  Water leaks or overflowing water from a tub/shower/sink/appliance. 
2. The AC goes out, and it is over 85 degrees outside. 
3. The heater goes out, and it is under 55 degrees outside
4. Apartment lockout (bedrooms not included)

For the scenarios listed above, you can contact our emergency number at 602-878-2066, and you will be directed to the proper team member to assist you.  

For any medical emergencies, criminal activity, or fires that take place, contact 9-1-1 immediately before contacting the property. 


All our amenities, except our pool deck, will be open 24/7. 


Your pets are part of your family, and that means finding a home that welcomes all of you! We welcome your furry friends at our pet-friendly residences! There is a 2 pet per household limit and the weight limit is 55 pounds. Regardless of weight, the following breeds are restricted: Pit Bulls and Staffordshire Terriers, Doberman Pinschers, Rottweilers, Chows, Great Danes, Presa Canaries, Akitas, Alaskan Malamutes, Siberian Huskies, and Wolf-Hybrids. The following animals are not allowed: birds, rodents, snakes, frogs, spiders, ferrets, or other exotic animals.

We want all of our residents to enjoy their living experience throughout their time at Atlas Canyon Trails. We ask that our residents and their guests follow all Community Guidelines found in your lease, including:

1. No glass containers in or near pools
2. Proper use of amenities or common area spaces
3. No smoking anywhere within the community
4. Pets kept on a leash at all times
5. Misuse of property safety equipment (fire extinguishers, exit signs, etc.) 

Yes, apartment transfers are possible based on availability. If we have another unit open that meets your needs, we’ll be happy to assist with the transfer process. Please note that a $500 transfer fee applies. 


You will receive a key fob upon picking up your keys. This will be used throughout the community, including the elevators, common areas, and your unit. Simply place the fob on the reader and wait for the light to turn green.

At Atlas Canyon Trails, we offer a package locker system for 24/7 package pick-up access.
 

All carriers can deliver to our lockers, and after your package(s) are delivered, you will receive a code to input to retrieve the lockers.

You will have a designated mail box where your mail and smaller packages will be delivered. 

Valet trash service is included for all residents and is not optional. The monthly cost is $30, which appears on your statement as $25 for trash service and $5 for pickup. This ensures consistent service throughout the community. 

Open parking is available at no cost. We also offer assigned carports for $40 per month and garages for $125 per month. Residents can choose any assigned parking spot on the application, and the community will ensure it is near the selected apartment.
